POOLS CLOSED FOR MAINTENANCE – 7/31 and 8/1

The Clubhouse Pool will be closed Monday, 7/31 for power washing of the concrete deck and furniture and for removal of wasp nests and spraying for pests. The South Meadow Pool will be closed Monday, 7/31 and Tuesday, 8/1 for power washing of the concrete deck and furniture, removal of wasp nests and spraying for pests and to complete the filter sand change and refresh the water (drain, refill, rebalance chemicals). Both pools will be reopened as soon as the work is complete and ready for swimmers!

NATIONAL NIGHT OUT – 8/1 from 6-9pm

The Association is hosting a community block party in honor of National Night Out and the national community building campaign promoting safer, more caring places to live and work!  Enjoy food from the Merc (BBQ Hot Dogs and Charcuterie), Springhouse, Beer Garden, Wine & Spirit Tastings by Hayden Beverage, Ice Cream Treats by Scooped, Music by Clint Budge, a corn hole tournament, water slip and slide and giant yard games on the Village Green.

CONSTRUCTION ON EMPTY LOT ON W HIDDEN SPRINGS DR

Crestpoint LLC began construction on the second half of the Marketplace building which will have additional commercial and residential units located on W. Hidden Springs Dr. Crestpoint and their subcontractors understand that construction can cause hassles and headaches for neighbors and will make every effort to be clean and courteous as well as maintain a safe jobsite. The area will be fenced once the foundation is poured.  Please take a moment to remind little ones of the following safety rules in regards to the construction site:

  • Please stay clear of the construction site and work area;
  • Please never touch power tools of any kind;
  • Please do not climb on any piles, lumber, insulation or equipment;
  • Please do not play near or in trash piles or dumpsters.

NOT ALL DOGS ARE FRIENDLY AND NOT ALL PEOPLE LOVE YOUR DOG LIKE YOU DO!

Another reminder to those residents who continue to allow their dogs to roam, refuse to acknowledge their pet is not under their control, barks when cold or lonely, or poops anywhere but their own backyard. On behalf of your neighbors, the Association respectfully asks you to consider the following (CC&R Section 6.10 pg. 39): 

  • Don’t leave your dog out on extremely hot days or allow nuisance barking for attention for hours.
  • Leash your dog(s). Ignoring the leash law? Don’t allow your dog to approach pedestrians or another pet owner with a dog on a leash. A number of dog aggression, bites and attacks have already been reported to Animal Control this year. It is in our control as a community to check our behavior and actions now before another neighbor or pet is injured. Being courteous benefits everyone.
  • Pick up the poop! Doesn’t matter where they go, on the sidewalk, parkway strip, park, trails or your own yard, it is your responsibility to remove it. The Association invests thousands of dollars on Mutt Mitts and trash removal to make this unpleasant aspect of pet ownership easier for pet parents to manage.
  • The HOA will follow the CC&R violation process for all incidents reported and documented by Animal Control. If you ora family member are the victims of a pet attack or bite, please report it to Animal Control at 208-343-3166. Their officers are deputized to enforce animal related laws to include dogs at large, barking dogs, aggressive animals, as well as animal attacks and bites.

BOISE FARMERS MOBILE MARKET/VEGGIE VAN

The Boise Farmers Mobile Market/Veggie Van is back in Hidden Springs again this year!  Please note the new time, Wednesday mornings from 10-11am. The van parks on W. Hidden Springs Dr. next to the Village Green. Watch for Fresh Sheets posted weekly on NextDoor and the Hidden Springs Town Association Facebook page highlighting fresh seasonal produce from local farms available each week on the Van!

SUMMER REMINDERS

While we would love to visit with each resident in person regarding their property and non-compliance, the office is not staffed to do so nor would it be fiscally responsible. We try to encourage homeowners to follow the rules that they have invested into, through education and friendly reminders (Newsletters and Covenant Reminder). Our hope is that homeowners abide by our Association’s rules and regulations, without having to resort to enforcement through violations or legal action.

  • Your recreational vehicle can ONLY be parked in your driveway or the street in front of your house for short-term loading, unloading and cleaning (no more than 72 hours), Section 6.9 pg. 38. Hidden Springs is not a camp ground. Recreational vehicles are not to be occupied, lived in etc., Section 6.9 pg. 38.
  • Water, weed and maintain your front, back and side yards (this includes residents with alley load homes). Also, remove weeds from the sidewalk, curb and gutter adjacent to your property, Section 6.3 and 6.4 pg. 36-37.
  • With the exception of the night before and day of pick up, trash cans are to be stored in your garage, screened from view by fencing, walls or landscape, Section 6.5 page 37, Article 2.15 in the Residential Design Guidelines pg. 2-34.
  • Do not dump your grass clippings, branches, compost or any other debris onto ANY part of Hidden Springs’ property, Section 6.5 pg. 37.
  • Homeowners may not extend any landscaping, gardens or garden boxes, place materials behind your fence, or rake plant materials off your property into the open space. This is common area owned by all Hidden Springs residents and is not part of the property you purchased.
  • Dead trees and/or shrubs in your yard? Remove and replace, Section 6.3 and 6.4 pg. 36-37.
  • Trim your trees (including the parkway) and bushes for safety. Take a look at the trees/shrubs in your front yard and street strip…Do they have low branches that are obstructing street signs? Vehicles? At pedestrian eye level? In some locations, limbs are very low and utility and service vehicles are breaking off branches and pedestrians are forced off the sidewalk and into the street to avoid injury. Currently the Association is obtaining bids for structural pruning of all trees in Association common spaces (parks and parkways adjacent to common areas and Hidden Springs Drive from Seaman’s Gulch to N Humphreys (per the governing documents) for Fall 2023. 1/3 of the trees were done in 2018 and many trees now need to be limbed up, thinned out, dead wood removed and structurally shaped for continued health and vitality.

The Master Declaration of Covenants, Conditions & Restrictions (CC&Rs) and Residential Design Guidelines (RDG) detail the obligations and responsibilities of all Hidden Springs’ property owners, residents as well as the duties and responsibilities of the Town Council and HSTA.
