CC&R INSPECTIONS
As part of our commitment to maintaining the beauty and integrity of our community, the Association through Keystone Pacific conducts routine CC&R (Covenants, Conditions & Restrictions) compliance inspections. Keystone’s team reviews properties to ensure adherence to our community guidelines, which help protect property values and ensure a pleasant environment for all residents. If any potential violations are observed, Keystone will issue courtesy notices with clear details and next steps for resolution. Common Areas of Review:
- Lawn and landscaping upkeep including trimming trees and shrubs for pedestrian clearance
- Condition of exterior paint, fencing, and structures
- Trash/recycle bin storage
- Boats, RV’s campers and trailers (more than allotted 72 hrs. for loading and unloading)
- Any unapproved architectural or exterior modifications
If you are planning or currently undergoing a remodel, landscaping project, or other work that requires a trailer, dumpster, or building materials to be present on-site for more than 72 hours, please notify the Town Office in advance. This helps us distinguish between active, approved projects and potential CC&R concerns. Your cooperation allows us to keep
inspections fair and accurate. We understand that life gets busy, and these inspections serve as helpful reminders to ensure everyone is up to date with the community’s standards. Thank you for your cooperation and support in keeping our neighborhood vibrant and well-maintained.

POOL SEASON
The pools are open at 5:00 am (for lap swim) until 10:00 pm or dark, whichever occurs first. Please visit the community website and review Seasonal Information, Pool Closures for HS Swim Club and Aqua Fit, Rules and the Schedule before you head to the pools.
GUTTER & STORM DRAIN MAINTENANCE
Resident reminder to remove any debris accumulation in the gutter(s) and storm drains adjacent to your property. Ignoring the buildup leads to clogged storm grates, odor from decaying debris and flourishing weeds along the roadway (CC&R Section 6.3 and 6.4 pg. 36-37).
FOOTHILLS BAN FOR FIREWORKS
Let’s all do our part to keep our neighborhood safe! As the 4th of July approaches, please remember ALL FIREWORKS are PROHIBITED year-round (including those identified as “Safe and Sane”) in unincorporated areas of Ada County.
WILDFIRE MITIGATION EFFORTS 2026
There are several risk factors for homes in the wildland urban interface (or WUI). The WUI refers to the zone of transition between unoccupied land and human development. The lands and communities adjacent to and surrounded by wildlands are at increased risk of wildfires. Wildfire doesn’t have to burn everything in its path. In June, you will see Hopkins Evergreen crews trimming HSTA open space property adjacent to residents lots to help with the HOA’s wildfire mitigation efforts (9
acres). This specific trimming is done once a year versus turf mowing, edging and trails which are addressed multiple times each growing season (total of 57.1 acres). Hopkins will follow guidelines and safe practices for trimming per the City of Boise Foothills Restoration Specialists, Idaho Firewise and the Boise Fire Department.
SPEEDING AND NO PARKING
With summer in full swing, kids are out playing, and families are heading to the pools, bringing more activity to our streets. As a friendly reminder, please slow down and be extra mindful of posted No Parking signs. Keeping streets clear is not just courteous, it’s critical. Emergency vehicles such as fire trucks, ambulances, and police need full access to navigate through our community. Parking in No Parking Zones can block or delay emergency response, putting lives and property at risk. Let’s all do our part to keep the neighborhood safe, fun, and accessible for everyone this summer.
COMMUNITY FARM
The Hidden Springs Community Farm offers residents a unique opportunity to connect with the land, contribute to sustainable agriculture, and enjoy fresh, locally grown produce. There are many ways to get involved! Residents are encouraged to volunteer through our “Share the Work/ Share the Harvest” program. Each season, a variety of row crops are planted under the guidance of our Farm Leadership Team. The quantity of crops harvested depends on the number of volunteers and their participation throughout the growing season. In exchange for their efforts, volunteers get to enjoy a share of the harvest as crops become available – it’s a true farm-to-table experience!
We also host U-Pick Events throughout the season. Events are open to Hidden Springs residents, who are invited to harvest specific crops in exchange for a donation. Proceeds go directly toward improvement projects at the Farm. U-Pick dates are dependent on crop readiness, but generally, you can look forward to harvesting blackberries, sweet corn, beans, and flowers in August, and the same in September-with raspberries added! All U-Pick events are supervised to ensure both resident safety and crop health.

OFF-ROAD VEHICLES & GOLF CARTS
The use of motorized off-road vehicles (snowmobiles, dune buggies, motorcycles, all-terrain vehicles, ATVs, Golf Carts or any other type of motorized vehicle), including battery-powered scooters and bikes are not permitted in Hidden Springs Open Space Areas or Trails per the CC&R’s and the Conversation Easement Agreement. VOLUNTEER OPPORTUNITY/ HS BIKE PARK
Hidden Springs is looking for a passionate biking enthusiast to help oversee and shape the future of the HS Bike Park! The volunteer position of Hidden Springs Bike Park Coordinator. involves guiding the park’s vision, maintenance, and development to ensure a thriving space for kids and riders of all ages. Volunteer(s) must be Hidden Springs resident(s) and have a passion for biking and empowering kids on bikes! Interested?

PLANNING A HOME IMPROVEMENT PROJECT, DON’T FORGET DESIGN REVIEW!
Per the governing documents, all exterior changes and improvements must go through design review in accordance with the Residential Design Guidelines (Section 5.0) and the CC&Rs (Section 6.1). The Town Design Review Board meets monthly on the 3rd Tuesday of each month. Meeting dates and required forms are available on the HSTA website or can be emailed upon request. Submissions are due by 12N Tuesday, one week prior, to the scheduled meeting. Not sure if your project needs review? Just call the Town Office-we’re happy to help!
If you’re repainting or re-roofing, and selecting new colors or materials, design review and approval are required. Please allow up to 10 business days for processing. Good news: If you’re using existing paint colors or the same shingle type & color, NO review is needed.
