HOA Assessments

Please refer to Policy 200 and 210 for the Hidden Springs Town Association's Assessment Procedures, Effects of a Delinquent Payment and the Collection Procedure.

Total Regular Annual Assessment (as of January 1, 2018):  $1015 per lot HOA / $253.75 per quarter

Total Sewer Assessment (as of 2018):  $492 per sewer connection per lot / $123.00 per quarter

Due Date: Quarterly assessments are due on the first day of each quarter (Jan 1, April 1, July 1, Oct 1)

Standard Payment Reminders: Quarterly in advance (Dec 1, Mar 1, June 1, Sept 1) 

 

HOA ASSESSMENT PAYMENT

When making your HOA Assessment payment be sure to include your name, property address and account number on your check.  If you own more than one property, please include a separate check for each property.
 
You have multiple options to pay your assessment on or before the DUE DATE (Jan 1st, April 1st, July 1st, Oct 1st):
  • Mail your payment and check to Hidden Springs Town Association c/o Association Management, Inc., P.O. Box 52360, Phoenix, AZ 85072-2360
  • Mail or drop your check off at the AMI office / Hidden Springs Town Association c/o 3140 W. Belltower Drive, Meridian, ID 83646.
  • Drop your check off at the Town Office, 5876 W Hidden Springs Drive.
  • Your Bank’s Online Bill-Pay – Update payee information to include your new Account Number (March 1, 2018) and the payee address should be set up as shown below:

Transfer Fee

The Hidden Springs Transfer Fee is ½ of 1% of the gross selling price*. The transfer fee is paid upon the initial purchase of the lot and then upon every resale.

The Transfer Fee funds are used to implement the protection, care and enhancement requirements for Conservation Easement lands (Hidden Springs Planned Community Ordinance Section 8-21A-5E).

Approximately 988 acres in Hidden Springs are designated as natural open space subject to the terms of a Conservation Easement (CE) held by Ada County.  The Conservation Area includes:

Wetlands      Dry Creek Corridor      Currant Creek Corridor      Uplands      Farm and Orchard

The Hidden Springs Transfer fee may be used to provide funding for any of the following purposes:  (1) the administrative and operating costs of the Town Association; (2) the maintenance, improvement, operation, repair, replacement, and management of the Conservation Area; (3) education programs concerning the Conservation Area; (4) acquisition of additional property and (5) for such other purposes as the Town Association shall deem appropriate from time to time.  (Refer to Section 3.1.7.7 in the Hidden Springs Master Declaration of Covenants, Conditions and Restrictions)

*June 16, 2016, the Hidden Springs Town Council approved a transfer fee increase from 1/4 of 1% to 1/2 of 1% of the gross selling price.  Any home listed in the MLS after July 16, 2016 is subject to the new transfer fee.
